We are so confident we will find the right investment for you, that we guarantee your rent for the first 12 months after completing the deal or we will pay it ourselves!
We will find you the property, with guaranteed 10% return on properties up to the value of £60,000.
Or alternatively we can offer:
8% on properties between £60,001 and £70,000.
7% on properties between £70,001 and £90,000
6% on properties between £90,001 and £120,000.
5% on properties between £120,001 and £150,000
All properties above £150,000 are to be negotiated individually.
Using our many years experience and our affiliation with John Brown Estate Agents, we can often negotiate a deal considerably under the market value, and if required we can organise the finance and liaise with surveyors and solicitors, whilst throughout the purchase we are actively seeking a tenant, all included in our fee.
Our sister company John Brown Lettings Agents will offer unlimited free advertising throughout the duration of the purchase and if necessary after completion. As soon as a tenant is located we externally reference them through Lets XL who offer a 6 months landlords insurance policy. Prepare the tenancy agreement and manage the property for the first 6 months all-inclusive.

Our Fee is £250 upfront, which is fully refundable should we be unable to offer you at least 2 properties to choose from with the guaranteed yield.
On completion of the transaction our final fee is 2% or a minimum charge of £2,500. Payments can also be paid using part of the rent over 12 monthly charges however a surcharge of £50 pcm is payable for this service. (£300.00 P/A on the fee). Please note if you proceed to buy both properties offered two fees would be applicable.
- A property purchased at £55,000 will guarantee a rental return of £458.00 pcm based on a 10% yield.
- A property purchased at £60,000 will guarantee a rental return of £450.00 pcm based on a 9% yield.
- A property purchased at £70,000 will guarantee a rental return of £466.66 pcm based on a 8% yield.
- A property purchased at £90,000 will guarantee a rental return of £525.00 pcm based on a 7% yield.
- A property purchased at £120,000 will guarantee a rental return of £600.00 pcm based on a 6% yield.
- A property purchased at £150,000 will guarantee a rental return of £625.00 pcm based on a 5% yield.
